However, if you are really in a hurry, or like to pick and choose between tons of investors, try going to CREOnline.com, the net's largest online REI club, and posting your situation on one of the many bulletin boards there... Hundreds of investors will likely contact you back, but the problem is that you'll see inexperienced, and even likely a few unscrupulous investors trying to contact you as well.
The best way to weed out the investors who are up to no good is to simply ask them "Will you guarantee me that you won't go through with it if the bank won't sign the Deficiency
Judgement?" If they try to say that you won't need one, don't even bother talking to them one second longer... They're not looking out for your best interest.
I've seen countless homeowners go into foreclosure or bankruptcy and begin a long, harsh period in their lives where it was too late for any real help to come along. If they had only known that their last chance was a Short Sale, I'm confident that they would never have had to find themselves in such dire circumstances.
If only more Americans were aware of the process, we could collectively avoid creating a new class of citizens with ruined credit and no hope.
